Cascades Community – Bi-Weekly Landscape Service Update 3/13-3/20

General:

  • We are currently waiting to receive the soil sample results from our vendor. The previous test was unfortunately lost in the vendor’s system. The vendor will return to the property on March 12, 2026, to collect a new soil sample. We will provide an update once the results are received.
  • Since January, the irrigation contractor has completed significant work to restore and improve the irrigation system throughout the community. There is still additional work required to bring the system to 100% functionality, and this process can take approximately 1–2 years for a community of this size. However, I have already noticed a significant improvement in irrigation performance across many areas.

Pruning:

First Round – Completed

  • The first round of pruning has been completed. During this phase we focused on pocket pruning all Arboricola shrubs to encourage interior growth, as many plants previously only had top growth.
  • Plants that required reduction were properly cut back and all other shrubs were separated and level-pruned for a cleaner appearance.
  • We also cleaned all Pygmy Date Palms and trimmed any other palms with fronds under 14 feet.

Second Round – In Progress

  • The second round of pruning began Monday on the north side of Summersweet Street.
  • During this round we will be performing 30–50% cutbacks on Nora Grant Ixoras to help rejuvenate them.
  • Clusia hedges will be reduced to approximately 5–6 feet in height where necessary, while other shrubs will receive level pruning.
  • Pocket pruning will be performed on dwarf Ixoras and hibiscus. Ixoras are pruned this way now to prepare for the flowering season beginning July–August.

Upcoming Pruning

  • Hibiscus hard cutbacks will begin May–June. These are pruned for blooms.
  • Continued Pygmy Date Palm cleaning will also take place during this period.
  • Wall hedges will be cut back in April to approximately 4 feet from the ground. Due to lack of maintenance, many hedges are thin. This cutback will stimulate new growth and allow them to become fuller and more lush over time.

Mowing:

  • During the week of February 23rd, mowing service included hard edging only.
  • This week’s service included both hard edging and soft edging.
  • The next service scheduled for the week of March 23rd will include hard edging only.
  • Weed control spraying is performed bi-weekly.
  • Lake banks will be weed-whacked next week, which is typically performed during mowing service cycles.

IPM / Fertilization:

  • February was the first IPM (Integrated Pest Management) application for the year. The main focus was weed control within the turf areas, as there was a significant overgrowth of weeds.
  • The next IPM application is scheduled for April. In the meantime, we will continue spot treatments to control weeds in the turf. We have already reduced a large portion of the weed pressure, but they remain aggressive. Our goal is to reach 80–85% control.
  • The first fertilizer application was a Carbon Pro treatment. This product helps aerate the soil and promote natural nutrient development within the soil profile. Due to recent cold fronts, results will take time and may require multiple applications. However, we already seeing improvement in several areas.
  • As the irrigation system continues to improve, We now feel confident proceeding with nitrogen fertilization, which will begin March 16, 2026.
  • We will also fertilize ornamental palms and flowering shrubs. Product labels will be posted in the community as required for all materials used.
